Both eras were built with solid 3/4-inch oak hardwood on a good plywood subfloor, which is ideal candidate material for refinishing. Instead of ripping out hardwood that has another 30 years of life in it, we sand, stain, and refinish for $2.50 to $4 per square foot and the floors look brand new.

Ellicott City historic stock may have pine or chestnut that needs gentler sanding and a specific stain strategy. Clarksville and Fulton custom builds often have 5-inch or wider modern plank that calls for a water-based finish to maintain clarity. We match the approach to the house.
