Anne Arundel County is defined by water. The Chesapeake Bay, the Severn River, the Magothy, the South River, and dozens of creeks mean a huge portion of county homes are within a mile of water. That changes everything about flooring. Waterfront and near-water homes run 5-10 percent higher interior humidity than inland homes, and that matters when you are installing or refinishing solid wood. We acclimate every hardwood shipment on site for five to seven days before install, not the 24-48 hours that some contractors get away with in drier climates.
We also recommend LVP heavily for basements and lower-level rooms in waterfront homes. High-end modern LVP is nearly indistinguishable from real wood visually, it is 100 percent waterproof, and it does not care about a little seepage during a nor'easter. We have saved a lot of Arnold, Cape St. Claire, and Eastport homeowners from future heartbreak by steering them to LVP downstairs and hardwood upstairs.
Historic Annapolis has its own requirements. We have refinished floors in Murray Hill, Eastport, and West Annapolis homes built in the 1800s and early 1900s. Those floors need gentler sanding, period-correct stain, and a finish that respects the original character. We carry the grits and the stains to do it right, and we are one of very few MHIC-licensed contractors in Anne Arundel County who regularly works on homes that old.

Not included: shoe molding or baseboard replacement (separate carpentry quote), appliance disconnection or reconnection, and major subfloor replacement beyond patching.
